Clarify the numbers

The process starts with budget, pre-approval, closing costs, location goals, property type, timing, and what you are trying to avoid.

For first-time buyers, this often means slowing down and explaining the parts nobody walked through clearly.

Tour with purpose

Once the search is focused, Aldo helps you compare properties against the right criteria: price, location, condition, layout, monthly cost, future resale, and fit with your next stage. The goal is not to see everything. The goal is to understand what is worth seeing and why.

Offer, negotiate, and close

When it is time to offer, Aldo walks through price, deposit, conditions, closing date, competition, and negotiation strategy.

After acceptance, the process continues through conditions, financing, lawyer coordination, closing preparation, and the final handoff.

The purchase price
is not the full number.

And before any of it: the deposit, usually due within a day of acceptance, in certified funds. It comes out of your savings long before closing does.

Land Transfer Tax

Ontario charges land transfer tax on every purchase, and Toronto proper charges a second, municipal one on top: the same price in Pickering carries roughly half the tax bill of Toronto. First-time buyers get rebates on both, up to $4,000 provincial and up to $4,475 Toronto. We run your exact number before you offer.

Legal Fees and Disbursements

Your lawyer closes the deal: title search, registrations, title insurance, and the transfer of funds, typically $1,500 to $2,500 all in. Buying a condo? Add the status certificate: about $100 to order, and the most important hundred dollars in the deal. Your lawyer reads it for the reserve fund, special assessments, and lawsuits before you firm up.

Possible Adjustments

You reimburse the seller for anything prepaid past closing day: property taxes, utilities, sometimes condo fees. And if your down payment is under 20 percent, the PST on the mortgage-insurance premium is due in cash at closing, the cost almost everyone forgets.

Home Inspection

A few hundred dollars to know what you are buying: structure, roof, electrical, plumbing, and what each flag costs to fix. In a condo, the building matters more than the unit, which is why the status certificate carries the weight there.

Moving and Setup Costs

The unglamorous line that always gets underestimated: movers, utility hookups, locks, immediate fixes, and the first months of owning. Budget it like a real cost, because it is one.

First-time buyers are often told to “just get pre-approved” or “start looking.” That is not enough. Eligible first-time buyers may qualify for land transfer tax rebates, including provincial and Toronto-specific rebates where applicable.

RRSP Home Buyers’ Plan

The Home Buyers’ Plan may allow eligible buyers to withdraw funds from an RRSP toward a qualifying home purchase, with repayment rules to understand before using it.

First Home Savings Account

The FHSA can be part of a first-time buyer’s savings strategy, depending on eligibility, timing, and contribution room.
